And unlike many parts of the country where inventory remains extremely limited, Tallahassee buyers currently have a surprising number of affordable options to consider.

As of June 13, there are:

  • 584 active homes priced under $250,000
  • 765 active homes priced under $300,000
  • 926 active homes priced under $350,000
  • 303 active townhomes and condos available for sale

With entry-level homes generally starting between $200,000 and $250,000, buyers have more choices than many realize.

New Construction May Be More Accessible Than You Think

One common misconception is that new construction automatically means expensive. While some new communities cater to luxury buyers, many builders are working to provide homes that appeal to first-time and move-up buyers.

Currently, Tallahassee has 120 active new construction homes on the market with an average list price of $422,808. More importantly, the median sales price of newly constructed homes during the first two weeks of June was $364,900. That's certainly not entry-level pricing, but it's often closer to affordability than many buyers expect when they hear the phrase "new construction."

Nationally, builders have focused on creating more efficient floorplans over the past decade. Interestingly, Tallahassee's new construction market has moved somewhat differently. The average size of active new construction homes today is approximately 1,842 square feet, compared to 1,753 square feet in 2021. That suggests local builders are finding ways to balance affordability with the additional living space many buyers still want.

Areas like College Town and communities such as Canopy continue to offer opportunities for buyers interested in newer homes with modern layouts, energy-efficient features, and lower maintenance requirements.

Condos and Townhomes Can Open the Door to Homeownership

For buyers focused on affordability, condos and townhomes deserve a closer look. The median sales price of townhomes and condos in Tallahassee during the first two weeks of June was $242,500. Compare that to the median residential home sales price of $321,000 over the same period and the difference becomes clear.

That's nearly an $80,000 gap.

That lower price point is one reason many first-time buyers, university employees, young professionals, and retirees are exploring condo and townhome options throughout Tallahassee.

Communities near downtown, Midtown, Southwood, Florida State University, Florida A&M University, and Tallahassee State College often provide convenient locations at a more approachable price point than detached homes.

And while condos may offer less square footage, they frequently provide amenities and maintenance benefits that can make everyday life easier.

Sometimes the Neighborhood Matters More Than the Square Footage

One of the biggest lessons buyers learn is that happiness doesn't always come from having the biggest house. It often comes from having the right lifestyle.

Many communities throughout Tallahassee offer walking trails, pools, parks, green spaces, fitness facilities, and social gathering areas that effectively expand your living space beyond your home's walls. A slightly smaller home in a neighborhood you love may provide more value than a larger home farther from the places you spend your time.

Whether that's being close to downtown, the universities, shopping, restaurants, or outdoor recreation, location can often outweigh square footage.
