If you've been seeing headlines saying more homeowners are pulling their homes off the market, you might be wondering if something is wrong.
Is the market slowing down?
Are prices about to fall?
Should sellers be worried?
It's understandable why these headlines grab attention. But once you look beyond the clickbait, a very different story emerges.
The reality is that this isn't a sign of a housing crash. It's simply evidence that today's market requires a different strategy than it did a few years ago.
According to Redfin, 5.5% of all listings nationwide were taken off the market in May 2026, one of the highest percentages since the pandemic disrupted the housing market in 2020.
Many headlines stop there.
But there are perfectly reasonable explanations for why a seller might decide to pause their sale.
Some homes are taking longer to sell.
Inventory has increased, giving buyers more choices.
Some sellers entered the market expecting 2021 pricing, while today's buyers are making decisions based on current interest rates and affordability.
And economic uncertainty has caused some homeowners to simply wait and see.
None of those reasons point to a housing crash.
They point to a market that's becoming more balanced.
The same shift is happening here in the Tallahassee area.
Compared to just a few years ago, sellers have more competition than they've become accustomed to.
As of June 2026 (still waiting on the final July 2026 numbers), Leon County has:
While inventory has increased compared to the extremely competitive pandemic market, we're still well below the six months of inventory that is traditionally considered a balanced market.
Homes are also taking longer to sell.
The median home spent 64 days on the market, while the average reached 89 days. The median time to go under contract was 24 days, meaning well-priced homes are still attracting buyers relatively quickly.
Perhaps the most encouraging statistic is that sellers are still receiving an average of 98.29% of their asking price.
That tells us buyers are willing to pay strong prices for homes that are priced correctly and presented well.
Here's the statistic that rarely gets mentioned.
While more homes are being taken off the market...
...more homes are also coming back on.
Redfin reports that 2.3% of listings were relisted in May, one of the highest relisting rates since 2020.
That's an important distinction.
Many sellers aren't giving up.
They're regrouping.
Sometimes they take a break.
Sometimes they make repairs.
Sometimes they improve staging, photography, or marketing.
And sometimes they simply adjust their pricing to better match today's market.
Then they relist and try again with a stronger strategy.
Today's Tallahassee market rewards preparation.
The homes receiving the most attention typically have:
Buyers have more options than they did two years ago, which means every first impression matters.
Removing a home from the market isn't necessarily a failed sale.
Often, it's simply an opportunity to come back with a better plan.
Despite the headlines, Tallahassee remains an active housing market.
In June alone:
Those numbers don't describe a market in distress.
They describe a market that has shifted from "sell instantly at any price" to "price and market your home correctly."
That's a much healthier environment for both sellers and buyers.
Seeing more homes come off the market doesn't mean sellers are throwing in the towel.
Many are simply reassessing their strategy before trying again.
Here in Tallahassee, well-prepared homes that are priced appropriately continue to sell every day.
If you're thinking about selling, the goal isn't just getting your home listed. It's getting it positioned to stand out from the competition from day one.
Your listing should receive professional photography, a cinematic video, aerial drone photography and videography, a dedicated website, a Zillow 3D tour, a 3D virtual tour, floor plans, targeted digital marketing, and ongoing strategy adjustments designed to help your home stand out in today's competitive market.
The market has changed.
The right marketing strategy has become more valuable than ever.
