Open any home search and you'll probably notice them. Listings that have been on the market for a month or two. Maybe even longer.
Many buyers immediately assume something must be wrong with those homes and keep scrolling.
But in today's Tallahassee market, that instinct could mean missing one of the best opportunities available.
The frantic market of 2021, where buyers routinely competed against multiple offers within days of a home hitting the market, has largely settled into something much healthier.
Today's market is more balanced, giving buyers time to compare homes, negotiate, and make informed decisions.
Nationally, Realtor.com found that the longer a home remains on the market, the more likely it is that the seller will reduce the asking price.
That same trend can be seen here in the Tallahassee area.
In June 2026, residential homes sold after an average of 89 days on the market, with a median of 64 days. While that's longer than during the peak seller's market a few years ago, homes that are priced well are still moving efficiently. The median time to go under contract was just 24 days, compared to 37 days during the same month last year.
That tells us buyers have more opportunities than they did a few years ago, but desirable homes still don't stay available forever.
As inventory has become healthier, some sellers are adjusting their expectations.
In June alone, 265 residential listings across the Tallahassee Multiple Listing Service experienced a price reduction.
That doesn't necessarily mean those homes have problems. Often, it simply means the original asking price didn't align with current buyer expectations.
At the same time, sellers are still achieving strong results. The average residential home sold for 98.29% of its final list price in June, showing that well-priced homes continue to command competitive offers.
One of the biggest misconceptions buyers have is believing every home that's been on the market for several weeks has hidden issues.
Sometimes that's true.
More often, there's a much simpler explanation.

Sometimes all it takes is improved marketing, a pricing adjustment, or simply waiting for the right buyer.
Rather than assuming something is wrong, let the inspection provide the answers.
A professional home inspection can uncover maintenance concerns, deferred repairs, or hidden issues before closing. Those findings can also become valuable negotiating tools.
Sometimes the inspection confirms the home is in excellent condition. Other times, it creates an opportunity to negotiate repairs, request credits, or adjust the purchase price.
Either way, you're making an informed decision instead of relying on assumptions.
If a seller isn't willing to reduce the purchase price much further, there may still be opportunities to save money.

The Tallahassee housing market continues to move toward a healthier balance.
Residential inventory sits at approximately 3.6 months of supply, down slightly from 4.1 months one year ago. During June, 858 residential homes came on the market, 503 homes sold, and 135 listings expired.
The average residential sales price reached $374,627, while the median sales price was $315,000.
Those numbers tell us we're no longer in the extreme seller's market of a few years ago, but we're not in a buyer's market either. Instead, buyers and sellers both have opportunities when they understand current market conditions and work with a knowledgeable local Realtor®.
Just because a home has been sitting on the market doesn't mean you should overlook it.
In today's Tallahassee market, those listings can offer some of the best opportunities to negotiate on price, closing costs, repairs, or other concessions.
Sometimes the home everyone else skipped over ends up being the one that offers the best value.
