During the first four months of 2026, local home sales totaled:

  • January: 201 homes sold

  • February: 244 homes sold

  • March: 324 homes sold

  • April: 340 homes sold

That's more than 1,100 home sales in the first four months of the year, demonstrating that buyers and sellers continue finding ways to make their moves happen.

 

Inventory Has Been Rising

One reason today's buyers are having more success is that inventory has improved significantly compared to the ultra-competitive housing market of a few years ago.

Nationally, active inventory has increased for four consecutive years.

 

 

Locally, Tallahassee buyers are benefiting from a more balanced market as well.

In April 2026:

  • Approximately 1,061 homes were actively listed

  • Homes averaged 22 days to contract

  • Average time to sale was 61 days

  • Sellers received a median of 98.4% of their original asking price

  • Inventory remained near 3.5 months of supply

These numbers suggest a healthier market than we experienced during the frenzy of 2021 and 2022. Buyers have more options, while sellers still benefit from strong demand for well-priced homes.

 

Tallahassee Residents Move More Frequently Than the National Average

Another factor driving local housing activity is homeowner mobility.

The median homeowner tenure in Tallahassee is approximately 8 to 9 years, noticeably shorter than the national average of roughly 12 years.

That means local homeowners tend to move more frequently, creating additional opportunities for both buyers and sellers.

Part of that can be attributed to Tallahassee's unique makeup. As a university town and state capital, the area experiences a constant flow of students, government employees, healthcare professionals, military families, and residents relocating for career opportunities.

With a median age of just 32 years, Leon County is also substantially younger than much of Florida, creating a steady pipeline of first-time buyers, growing families, and move-up purchasers.
